  13 Staging Tips to Help Sell your Home

1. Make An Entrance!
Paint front doors in a bold color, place potted plants on the door stoop, pick up toys, have house numbers on the home, install new mailbox if broken from the winter, put a new fresh door mat out!

2.  Conquer Clutter!
If you have not used it in 3 months, get rid of it! Organize closets by placing items in baskets. Under the bed is a great hide-a-way. Don’t throw everything into the closets! Minimize photos, trinkets, etc.

3.  Less Is More!
Take away any unused furniture.  Rule of thumb: 1 or 2 pieces per wall.  Minimize the number of plants, pictures of family members, and magazines.

4.  Float Furniture!
Set the stage for your furniture. Get away from placing furniture on the walls…”float” furniture in the middle of the room—this means create an “H” with your furniture

5.  Mix It Up!
If you have had a chair in the same place for 10 years—Move it! Just because you bought a chair for a living room does not mean you can’t place it in a bedroom!  Try a change!

6.  Re-purpose Unused Rooms!
Have a room that is just being used as a storage space?  Try turning it into a spa, in-home gym or den.  Paint the walls in a nice pastel and make it into a game room.

7.  Let Light In!
Remove heavy drapes and replace with white or cream sheers to create airy space.  If ceilings are low, hang rods at ceiling line.  If windows are small, consider window treatments with vertical lines to create the illusion of height

8.  Light It Up!
Open up windows and turn on the lights! Rule of thumb: 100 watts for every 50 square feet. Use table lamps for ambiance, replace old cover switches with white plates. Tip: place up lights (appx $5.00 each) in tall plants to creat ambiance! Great for decks, too!
Remember: Take down outside Christmas lights!

9.  Use Color!
To bring some color into a room, paint an end wall a darker color to create depth. Cut a wall into halves using a deeper shade on top and lighter on the bottom. Wallpaper a wall, bring in accessories with color to brighten a room.

10.  Paint It Black!
Painting furniture black is a great way to create a focal point in a room... This is a great color to use that works with all styles of design. Accessorize with a bold red bowl or tall floral arrangement.

11.  Re-arrange Your Art!
Most people make the mistake of hanging pictures at eye height around a room. Change it up! Pair or group pictures, and in a vertical fashion, stagger art at different heights around the room or try hanging at ceiling height.

12.  Accessorize With “3’s”
Create vignettes with 3 items. Vary by height, width, texture and color. Place the largest or tallest in the back.  Tip: most people read a room from right to left.   By placing a large object in the far right corner will make you gaze across a room thinking it is bigger than what it really is...

13.  Bring The Outdoors In!
Staged homes are always graced with fresh cut flowers—you can get the same effect with yard cuttings! Select bows for the winter months, bows of elm leaves for fall, a bowl of pinecones, or curly willow branches! Tip: If you must use artificial, make sure they are dust free!  Keep flowers to a minimum in the master bedroom.
